Living inZona Romántica.

The Zona Romántica — also called Old Town, and centered on the colonia Emiliano Zapata — is the grid of streets south of the Río Cuale. It runs from the river down to the hillsides of Amapas and Conchas Chinas, with Playa de los Muertos along its western edge.

It is Puerto Vallarta's most walkable neighborhood. Los Muertos Beach and its pier, the cafés and restaurants of Olas Altas, and the southern end of the Malecón are all close at hand, so daily life here rarely calls for a car.

It is also the city's best-known LGBTQ-friendly district, with music venues, cabarets and a busy restaurant scene. That energy is the attraction for many owners — and the reason to choose your street and floor carefully if you prefer quiet.

What you'll find here

Most homes are condominiums: boutique buildings a few blocks from the beach, many with rooftop pools and lounges, alongside a smaller number of older single-family houses set back from the water. Developments on Calle Púlpito include Chic by Pinnacle, Residences by Pinnacle and Signature by Pinnacle, with one-bedroom condominiums, townhouses and penthouses.

Who it suits

Buyers who want to walk to the beach and to dinner, who will use the home for part of the year, or who plan to rent it when they're away. Rental rules differ from building to building, so read each condominium's regulations before you commit.

Buying in Puerto Vallarta from abroad? Most foreign buyers near the coast hold title through a bank trust — here’s how it works.

Questionsabout Zona Romántica.

Where is the Zona Romántica?

South of the Río Cuale in central Puerto Vallarta. It stretches from the river to the Amapas and Conchas Chinas hillsides, with Los Muertos Beach along its western edge.

Do you need a car to live in the Zona Romántica?

Not for daily life — the beach, restaurants, shops and the Malecón are all walkable. A taxi or car is useful for the airport, the larger shopping centers in the Hotel Zone, and trips out of town.

Is the Zona Romántica noisy?

Parts of it can be lively, especially near Olas Altas and the beach at night. Streets a few blocks back and the upper floors of newer buildings are usually calmer — visit in the evening before you decide.

Can foreigners buy property in the Zona Romántica?

Yes. Puerto Vallarta lies within Mexico's coastal restricted zone, so foreign buyers typically hold residential property through a bank trust called a fideicomiso. It is a long-established, routine structure.
