Along the coastal highway toward Mismaloya — oceanfront condominiums and hillside estates facing Los Arcos.

South of Conchas Chinas, Highway 200 follows the coast toward Mismaloya, with the mountains rising almost straight from the sea. This stretch is known as the South Shore. It takes in Playas Gemelas, Sierra del Mar and the communities facing Los Arcos, the rock formations just offshore.
The pace here is slower than in town: fewer restaurants and shops, more privacy, and broad views across Banderas Bay. Homes are reached by car from the highway, and downtown Puerto Vallarta is a short drive away.
Oceanfront and hillside condominiums, penthouses, homesites and larger private villas. Playas Gemelas has two beaches fronted by condominium buildings; Sierra del Mar is known for its hillside homes, with Sierra del Mar Los Arcos offering oceanfront condominiums and homesites. Other buildings along this coast include Blue Horizon and Solamar.
Life on the South Shore usually means driving. Golf, marinas and larger shopping centers are further away, and highway traffic can be busy at times — weigh that against the privacy and the views.

CondominiumBuying in Puerto Vallarta from abroad? Most foreign buyers near the coast hold title through a bank trust — here’s how it works.
The coastline south of Conchas Chinas, along Highway 200 toward Mismaloya. It includes Playas Gemelas, Sierra del Mar and the area facing Los Arcos.
A pair of beaches on the South Shore — 'gemelas' means twins — in the area that runs from Garza Blanca south toward Mismaloya. The beaches are fronted by condominium buildings, a hotel and a few private homes.
In practice, yes. Homes are reached from the coastal highway, and restaurants, shopping and services are mostly in town.
Yes. Puerto Vallarta lies within Mexico's coastal restricted zone, so foreign buyers typically hold residential property through a bank trust called a fideicomiso. It is a long-established, routine structure.
